About ExchangeWorks

We are known for thorough research and exhaustive due diligence.

We work with you and your financial or legal advisors to best understand and accomplish investment objectives based on your long-term goals. We can also simplify the 1031 process, working directly with your qualified intermediary to ensure your exchange is handled properly and timely.

- Why do Business with ExchangeWorks?

- Feedback from our Clients

- Feedback from Industry Professionals

The founders of ExchangeWorks have been immersed in the TIC industry since 1999, developing strong relationships with the industrys most respected attorneys, real estate providers, and qualified intermediaries. Principals of our firm have held various executive level positions in the TIC industry, including participating as a member of the board of directors of TICA, the national Tenants-In-Common Association.

We promote the highest of ethical standards and are not tied to any one real estate TIC firm, allowing us to be unbiased and objective in determining the best property solution for your portfolio and exchange situation.

We sincerely look forward to assisting you with your replacement property purchase and providing you with a sound and thorough education on TIC investing.
A Broad Range of Choices
ExchangeWorks utilizes a broad base of TIC property sponsors (nearly 60 at last count) with a wide variety of available property investment types, locations, and structures. These include institutional grade apartments, office, retail, senior living, hospitality, and even oil and gas investments that will qualify for 1031 investment. Whether you are seeking current income, diversification, or capital appreciation, we have a range of real estate investments, including TIC, to suit those needs. In addition, a real time list of available TIC (tenants-in-common) real estate options is available to qualified investors upon request.

Disclosure and Education
On the front page of the NASD (National Association of Securities Dealers) website it states, We believe that the most important form of investor protection is investor education. We agree with that statement. A great deal of what we do revolves around educating the investor.

Due Diligence
Careful review of a real estate investment is important. ExchangeWorks not only reviews the offering information, but analyzes it as well. In addition, we research market and submarket statistics where the properties are located, we look at the local demographic trends, and review property locations relative to transportation arteries and other factors key to the specific property type. Also important to us are tenant and lease information, loan terms, the cap and interest rates, offering costs, appraisals, and a myriad of other factors. In short, we work hard to understand the fundamentals, which better enables us to compare and sift through a growing TIC inventory, pulling out those potential investments we feel would best fit our clients objectives.

Not All Companies Are Created Equal
Beyond the real estate itself, we feel it vitally important to know the company you are investing with. We have known many of the TIC sponsors we work with for a number of years. Having been involved in the market longer than most, we are aware of their backgrounds and experience, how these firms relate to clients, how they have approached and/or solved any problems that may have arisen, and the kind of job, overall, they have done with their investments in the past. While past success is no prediction of current or future returns, no one would want to invest through a company that had a bad track record or lack of real estate investment experience.

The Road More Traveled
One of the most frequent comments we receive from past and repeat clients is an appreciation for the level of service, work and information we provide. Second to that might be our accessibility, and the ease of working with us. We work hard to give our clients the information and time they require to enable them to be both educated and comfortable in their investment decisions. More legwork on our part means less expense of time and effort on the part of the investors who work with us.

Putting the Puzzle Together
The structure of a TIC investment varies from one property to another. We carefully analyze each pro forma looking at NOI growth, budgeted operating expenses, vacancy factors, leverage, interest rates, cap rates, property exit strategies, and other items before making recommendations. We also look at the tax structure, and only recommend investments that are given strong legal opinions from reputable law firms.
