The founders of ExchangeWorks have been immersed in the TIC industry since 1999,
developing strong relationships with the industrys most respected attorneys,
real estate providers, and qualified intermediaries. Principals of our firm
have held various executive level positions in the TIC industry, including
participating as a member of the board of directors of TICA, the national
Tenants-In-Common Association.

of investor protection is investor education. We agree with that statement. A
great deal of what we do revolves around educating the investor.
Due
Diligence Careful review of a real estate investment is important.
ExchangeWorks not only reviews the offering information, but analyzes it as
well. In addition, we research market and submarket statistics where the
properties are located, we look at the local demographic trends, and review
property locations relative to transportation arteries and other factors key to
the specific property type. Also important to us are tenant and lease
information, loan terms, the cap and interest rates, offering costs, appraisals,
and a myriad of other factors. In short, we work hard to understand the
fundamentals, which better enables us to compare and sift through a growing TIC
inventory, pulling out those potential investments we feel would best fit our
clients objectives.
Not All Companies Are Created
Equal Beyond the real estate itself, we feel it vitally important to know
the company you are investing with. We have known many of the TIC sponsors we
work with for a number of years. Having been involved in the market longer than
most, we are aware of their backgrounds and experience, how these firms relate
to clients, how they have approached and/or solved any problems that may have
arisen, and the kind of job, overall, they have done with their investments in
the past. While past success is no prediction of current or future returns, no
one would want to invest through a company that had a bad track record or lack
of real estate investment experience.

Putting the Puzzle Together
The structure of a TIC investment varies from one property to another.
We carefully analyze each pro forma looking at NOI growth, budgeted operating
expenses, vacancy factors, leverage, interest rates, cap rates, property exit
strategies, and other items before making recommendations. We also look at the
tax structure, and only recommend investments that are given strong legal
opinions from reputable law firms.
