Placing a portion of The most common complaints we hear from residential rental property owners revolve around what we have come to call the three Ts: tenants, trash and toilets. Tenant-in-Common (TIC) properties are a good fit for those who desire or are ready to give up active management of their real estate.

TIC investments are set up with professional property managers who handle the day-to-day operations, maintenance, and tenant needs. Asset managers are also in place, and are responsible for evaluating the local real estate market, financial markets, and cap rates. They make recommendations to the owners regarding whether to hold, sell, or refinance the property. The owners then decide as a group which course of action to take.

Clients who are either tired of active property management, or are positioning themselves for more freedom in retirement, have expressed appreciation for the following benefits of TIC properties:
