Since the IRS came out with Rev. Proc. 2002-22, there has been a steady increase of companies in the U.S. offering TIC investments. Currently there are well over 60 companies we are quite familiar with, as well as a host of others we either do not know, or have chosen not to do business with.

We feel it vitally important to do our homework on any new potential TIC sponsor before doing business with them. As part of this process we typically meet with them personally, and visit their offices whenever possible, to become familiar with their staff and operations. In addition, we are continually keeping a watchful eye on TIC sponsors regarding their ongoing track record in the industry. While it cannot be considered an indication of expected future results, knowing their track record can shed real light on their level of expertise and experience. It is also helpful to know how problems, if any, have been resolved or rectified. Client communication and service is another vital key in our evaluation process.

All that being said, it is important to remember that in the end, you are buying real estate. It has been our experience that many reputable companies offer attractive tenants-in-common properties. There are nearly always properties that we feel stand out from the crowd based on structuring, location, how well they were purchased, and a number of other factors.
